The film begins in 2006, with Vasudevan, his wife Shanthi, and their children Prabhu and Aarthi moving into a small rented house in Chennai. Despite their cramped living situation, the family dreams of one day owning a 3-bedroom house. Vasudevan has managed to save some money, but house prices in the city are far beyond his means. To bridge the gap, the entire family contributes—Vasudevan works overtime, Shanthi makes and sells snacks, and Aarthi sacrifices her own comforts to help.

Prabhu, however, struggles both academically and emotionally. His grades are mediocre, and his first love, Aishwarya (Aishu), abruptly leaves town after failing her exams, leaving him heartbroken. Vasudevan, under immense financial and emotional pressure, clashes with landlords and is forced to relocate his family.

By 2007–2008, their savings grow, but rising real-estate costs keep pushing the dream further away. Aarthi, though academically brilliant, chooses to remain in a government school instead of transferring to a private one, helping her father save for the house. Meanwhile, Prabhu secretly takes up part-time jobs to support his studies, hiding it from Vasudevan.

When Vasudevan suffers a heart attack, the family’s savings are drained for surgery. He borrows money from his estranged brother Murali, who humiliates them by demanding job-offer proof from Prabhu. But Prabhu’s dreams shatter when he fails a campus placement while his friend Kalai succeeds. Soon after, floods destroy their home, forcing another move and intensifying their struggles.

In 2011, tragedy strikes when Vasudevan loses his job after his longtime boss dies. Prabhu begins taking up odd jobs but continues to face repeated failures in competitive exams. Just when despair sets in, Kalai helps him secure a job, restoring some hope.

Years later, by 2016, both Prabhu and Aarthi are more stable. They plan to buy a flat, but Vasudevan prioritizes Aarthi’s marriage instead. The costly wedding forces the family into debt. Prabhu’s own marriage is arranged with a wealthy businessman’s daughter, but fate intervenes when he meets Aishu again. Learning about her past hardships, Prabhu rekindles their bond and chooses love over status, marrying her against Vasudevan’s wishes.

By 2021, Prabhu and Aishu are happily married, though estranged from Vasudevan. Aarthi, now suffering in an abusive marriage, returns home with her child. The family reconciles, and Prabhu faces another turning point: though his home loan is approved, he begins questioning the endless grind of corporate IT life. Encouraged by Aishu and supported by his father, he pursues his true passion—mechanical engineering.

Over the next few years, Prabhu works tirelessly at a lathe shop while studying, eventually becoming a respected engineer by 2027. Aarthi, too, rebuilds her life, securing a stable job after leaving her abusive marriage.

In the final moments, Prabhu takes Vasudevan and the family to their long-dreamt 3BHK home. As they unpack, Vasudevan lovingly fixes a nameplate reading “Vasudevan & Family”, symbolizing the triumph of perseverance, sacrifice, and togetherness.

3BHK, directed by Sri Ganesh, is a heartfelt and deeply relatable coming-of-age family drama that beautifully captures the struggles of a middle-class household chasing the dream of owning a home. Based on Aravindh Sachidanandam’s short story 3BHK Veedu, the film balances intimate family moments with larger social realities, making it both personal and universal.

The story spans nearly two decades, following Vasudevan (R. Sarathkumar) and his wife Shanthi (Devayani) as they work tirelessly to secure a house for their children Prabhu (Siddharth) and Aarthi (Meetha Raghunath). The narrative moves through financial setbacks, health crises, failed dreams, and even natural disasters, showing how fragile yet determined middle-class life can be. The screenplay is layered and patient, never rushing through milestones, which helps the audience connect deeply with the family’s journey.

Performances are the backbone of the film. Siddharth shines as Prabhu, convincingly portraying the transformation from a struggling student to a responsible man who finally finds success on his own terms. R. Sarathkumar is exceptional as Vasudevan—the loving but burdened father whose sacrifices anchor the story. Devayani brings quiet dignity to Shanthi, while Meetha Raghunath as Aarthi leaves a lasting impression with her strength and vulnerability. The supporting cast, including Yogi Babu, adds brief moments of levity without disturbing the emotional core.

Technically, the film is solid. Amrit Ramnath’s music blends naturally into the narrative, enhancing emotional beats rather than overwhelming them. The cinematography by Dinesh B. The editing by Ganesh Siva ensures the long timeline feels smooth and cohesive.

The film’s strength lies in its authenticity. Every struggle—be it tuition fees, hospital bills, or rising real-estate prices—feels real and painfully relatable to the average Indian family. At the same time, 3BHK avoids melodrama, opting for subtle emotions and natural performances.

If there is a drawback, it’s the length and density of the narrative. The film demands patience, and some viewers may find the pacing slow, especially in the middle portions. But for those invested, the payoff in the final act is deeply rewarding and emotional.
